What’s on Buyers’ Most Wanted List?

by Rita Sterrett

Homebuyers today are looking for homes that are environmentally friendly and technologically savvy. Many are also looking to minimize their commute time, so they can spend more hours with their family as well as to be environmentally conscious.  Open floor plans are still desired, along with some small rooms to give an intimate cozy feel and provide privacy.

Buyers are looking for features they can enjoy right away and also ones that will benefit them in the future. Below is a list of features buyers are seeking, complied by the 2014 National Association of REALTORS® & CRS REALTORS®.

Energy Efficient
•    heating & cooling systems
•    appliances & lighting
•    dual-paned windows

Tech Savvy

•    smart thermostats
•    security cameras (typically at entry points & the garage that can be viewed remotely from a computer or mobile device)

•    convenient to job & friends/family
•    quality of neighborhood & school district
•    short drive to stores, healthcare & restaurants

Interior Features
•    dedicated home office space

•    screened-in porches
•    outdoor spaces with kitchen or fireplaces

Call me at 913-226-9393 so I can help to point out the best home features in a home you’re considering that will heighten your experience of living there. You can also call me to schedule a complimentary 1-hour consultation in your home on the best improvements you can make before putting it on the market. Whether you’re planning to sell soon or sometime down the road, I’ll suggest projects that will offer the best return on your investment.

P.S. Screen porches are hot on buyers list. The porch shown is located at 11015 W 145th Place, Overland Park, KS 66221. I listed and sold the home within 7 days last spring.

Home Improvements That Pay Back More

by Rita Sterrett

Whether you’re thinking about selling your home or just want to spruce things up, it’s smart to know how to get the best return on your investment.

The 2015 Remodeling Cost vs. Value Report shows that smaller replacement jobs tend to generate a higher payback than large remodeling jobs.

The report uncovers that replacement projects showed an average return of 73%, while remodeling projects showed an average rate of return of 60%.

The 7 mid-range projects most likely to recoup your investment costs:
1.    Garage door replacement – 88%
2.    Entry door replacement – 72 - 101%
3.    Siding replacement (fiber cement) – 84%
4.    Wood deck addition – 80%
5.    Minor kitchen remodel – 79%
6.    Window replacement – 75%
7.    Bathroom remodel – 60 - 70%

Call me at 913-226-9393 to schedule a complimentary 1-hour consultation in your home on the best improvements you can make. Whether you’re planning to sell soon or sometime down the road, I’ll suggest projects that will offer the best return on your investment.

P.S. The garage doors shown are the style buyers are seeking. I have listed this home for sale, located at 10807 W 145th Terr., Overland Park, KS 66221.

Should I Buy a Home Now?

by Rita Sterrett

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall down the road, while others are convinced that home prices will go up.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates while they are still available.

Please give me a call if I can be of any assistance in determining how much home you can afford in today's market.
