Homebuyers today are looking for homes that are environmentally friendly and technologically savvy. Many are also looking to minimize their commute time, so they can spend more hours with their family as well as to be environmentally conscious.  Open floor plans are still desired, along with some small rooms to give an intimate cozy feel and provide privacy. 

Buyers are looking for features they can enjoy right away and also ones that will benefit them in the future. Below is a list of features buyers are seeking, complied by the 2014 National Association of REALTORS® & CRS REALTORS®.

•    appliances & lighting
•    dual-paned windows

Tech Savvy

•    security cameras (typically at entry points & the garage that can be viewed remotely from a computer or mobile device)

•    dedicated home office space
•    two bedrooms on the main floor for empty nesters
•    master bath featuring spa-type showers, even if it means foregoing the jet tub

Connecting to Nature 
•    three- and four-season rooms
•    screened-in porches
•    outdoor spaces with kitchen or fireplaces

The report uncovers that replacement projects showed an average return of 73%, while remodeling projects showed an average rate of return of 60%.

1.    Garage door replacement – 88%
2.    Entry door replacement – 72 - 101%
3.    Siding replacement (fiber cement) – 84%
4.    Wood deck addition – 80%
5.    Minor kitchen remodel – 79%
6.    Window replacement – 75%
7.    Bathroom remodel – 60 - 70%

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall down the road, while others are convinced that home prices will go up.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates while they are still available.
